FLAT&ROOM2RENT SL is a recently created company, although with many years of previous experience, through which a young, dynamic and entrepreneurial group manages accommodation mainly for university students and national and international scholarship holders in the city of Valencia, both in complete housing rental and room rental. Our apartments are well connected, located near the faculties and fully furnished and equipped. The service we offer, direct and familiar, will help you to quickly adapt to the city and have a pleasant stay throughout your accommodation as we will help you overcome any problem that may arise so that you feel at home. You will have the advantages of living in a private home combined with the tranquility provided by a residence or college while living with students of different nationalities where you will practice languages and learn about other cultures.

General Information:
We manage seasonal room rentals to university students, Spanish course students and young people in company internships in our own apartments or from private owners, all of which have exceeded a minimum Room2rent requirement level that guarantees a comfortable and satisfactory stay for our clients. We offer a personal, familiar and close treatment with the sole objective of providing a useful service to all tenants throughout their accommodation and therefore we coordinate all contract management and apartment maintenance, we mediate between tenant and owner if necessary or we help with any difficulty and/or doubt that may arise to our client so that they do not have to worry about anything. All apartments have a living-dining room, at least one full bathroom, kitchen and of course private rooms that are the object of rental. Fully furnished and equipped with kitchenware, appliances, towels and bed linen, our apartments stand out for their location, mostly in the student neighborhood of Benimaclet, very close to universities and schools specialized in intensive Spanish courses. They are mixed apartments, boys and girls, and pets are not allowed. Each tenant occupies a room and is not responsible for the occupation of the rest of the rooms. The price of the rooms, which includes apartment maintenance, varies according to various factors:
- Location and quality of the apartment.
- Room size.
- Situation. (Interior or exterior).
- Bed size (we currently have single rooms with beds 90 and 105 cm wide and double rooms with beds 135 cm wide.)
- Furniture.
Room2rent offers a rental contract, whose management is completely free, which guarantees rights over the rented stay, legal support and with which the tenant certifies the delivery of a deposit that will be returned once the contract period ends. There are four standard contract durations:
- September 1 to January 31.
- February 1 to June 30.
- September 1 to June 30.
- July 1 to August 31.
Obligations of the property owner:
Guarantee the tenant the use of a bedroom with:
- Lock with key.
- A bed with mattress, mattress cover, two sets of bed linen (with sufficient blankets, or with duvets) and at least one pillow.
- A bedside table or equivalent, with lamp.
- A chair and study table with a study lamp.
- Window with curtains and blinds.
- A ceiling lamp that illuminates the entire room.
- A closet with hangers and reasonable space for the tenant to store their belongings.
- A place to display books (e.g. a wall shelf). A wastebasket. A cork board. An outlet available for discretionary use by the tenant (e.g. for PC, radio, alarm clock, etc.).
Availability of at least one complete bathroom (bath, sink, toilet, mirror and towel rack), shared with the other residents of the apartment.
Availability of a living-dining room, with:
- As many seats (sofas or armchairs) as residents, with a coffee table.
- A dining table with chairs.
- A ceiling lamp in the living room, and a table lamp for reading.
Use of a kitchen with:
- Refrigerator.
- Microwave.
- Cooking plates.
- Washing machine.
- Iron and ironing board.
- Essential kitchen utensils, such as pots, pans, drainers, cloths, kitchen knives, scissors, ladles, trash can, etc.
- Sufficient tableware for the number of residents, which includes per resident, at least: two soup plates, two dinner plates, two dessert plates, two soup spoons, two forks, two knives, two coffee spoons, one breakfast cup with plate, one coffee cup with plate, two glass glasses, one bread basket, one small glass; in addition to serving cutlery, a food platter, a soup tureen, a water jug, a large bread basket.
- Necessary instruments for cleaning the house: broom, dustpan, bucket with wringer, mop and cloths.

The apartment owner guarantees the proper functioning of the apartment's facilities (electricity, gas, plumbing, etc.) and movable property, including appliances (washing machine, refrigerator, iron, etc.). The owner agrees to repair such property during the term of this contract. It is understood that this commitment does not exist when the damage is caused by the fault or negligence of the students (see clause B9 of this contract). Except for this maintenance service, the owner is not obliged to provide the student with any other additional service, such as laundry, periodic cleaning of rooms, meal service, or any other typical of the hotel industry.
The tenant, when they begin to live in the apartment, will have a set of house keys (one for the street and one for the apartment door) for their personal use as well as for the door of the room being rented, which they will return when leaving the accommodation. In the apartment there will be a mailbox key available to the other tenants.
In order to promote a university atmosphere in the apartments, the owner agrees with the tenant that during their stay they will only rent rooms to university students or recent graduates in internships, or who are taking competitive exams, or postgraduate studies.
Tenant Obligations:
At the time of booking, the student must pay the deposit-signal, by bank transfer, or directly, to the account designated by Room2rent.
Upon arrival in the accommodation city, the tenant will deliver to Room2rent the following documentation:
- Copy of passport or identity card.
- A recent passport-size photo
- Copy of a document certifying the studies to be carried out during the stay in the accommodation.
The tenant will use the room exclusively as their personal residence, so they may not sublet it to other people, nor use it for commercial purposes.
- The tenant agrees to pay the monthly rent established on the first page of this contract (where only the property data, the price and the names of the signatories are specified). This amount will be paid even if the tenant is absent from the property, for vacation or other reasons, during the agreed months of stay.
- Payments will be made to Room2rent within the last week of each month. Room2rent must deliver a signed receipt for each payment, specifying the amount received, the concept of the disbursement and the date.
- The landlord and the tenant agree to deposit the deposit in the Room2rent bank account, to whose mediation they submit in case of conflict. This will return the deposit to the student, upon request, when their stay in the accommodation ends, as long as they comply with the obligations of this contract (in no case will the deposit be applied to the payment of the last monthly payment).
- The deposit-signal will be lost if once this contract is completed (see clause C5), the student does not stay.
- If the student unjustifiably delays payment, Room2rent may claim a surcharge of €5 for each day of delay.
- Extraordinarily, the money necessary to repair the disappearance of objects or damage caused to the property or its belongings will be deducted from the deposit, provided that such damage is not due to normal and reasonable use. If the person responsible for the damage is not identified, all tenants will be jointly and severally liable with their respective deposits, without prejudice to the fact that they may later exercise the relevant actions against the person responsible for the damage.
- Electricity, gas and water expenses are borne by the tenants, who will pay the owner monthly.
- Visits from friends or family will be received in the apartment with the consent of the other residents (in the case of family accommodation, the owner's consent is always required).
- Smoking is not allowed in the common areas of the house: living-dining room, kitchen, hall, toilet and hallways.
- Tenants will respect the rules of the community of neighbors as one more, and will take special care with noise. In no case are parties allowed in the apartment.
- The apartment schedule is that agreed upon by the tenants. The schedule will be respected as a contract rule, especially study time and night time. The reasonable coexistence criteria that tenants decide by majority are also considered contract rules, such as the distribution of household chores: taking out the trash, cleaning the kitchen, picking up the mail, etc.
- The property owner is not responsible for thefts and deterioration of goods deposited in the apartment by tenants.
- Tenants will respect the decoration of the house and, except with the express authorization of the owner, will not introduce other furniture into the property. It is not allowed to nail or stick objects on the walls (nails, hooks, plugs, adhesives...).
- Animals cannot be brought into the apartment.
- The possession of weapons, explosives, or the consumption of any type of drugs (including marijuana or cannabis), or the abusive consumption of alcoholic beverages is not allowed; nor is the display of pornographic material or any other that violates the dignity, equality and common sensitivity of people (magazines, posters, etc.).
- If the tenant seriously or repeatedly breaches the obligations contained in this contract, or incurs criminal liability for a misdemeanor or crime, whether in the apartment or outside it, this contract will be terminated, and therefore, they must leave the apartment.
- In case of termination of this contract due to non-compliance by the tenant, or due to unjustified departure before the expiration of the contracted period, the deposit and the rest of the month paid in advance will not be returned.
- There is no right to renewal of this contract.
- If, after the contract ends, the student does not withdraw their deposit within two months, it will be understood that they renounce it.
- The tenant must allow the owner access to the common areas of the apartment to control maintenance and compliance with the rules described in this contract.
- In the exceptional case of conflict between any tenant and the owner of the apartment, or between the tenants themselves, over the interpretation and application of this contract, if they do not reach a peaceful agreement, the signatories submit to the mediation of Room2rent.
- If the Room2rent resolution is not accepted by any of the parties, room2rent agrees to testify in court in favor of whichever of the contracting parties (the owner or the student) that Room2rent considers injured in their right. In case of going to the Courts, the signatories submit to the jurisdiction of the Courts of the city of Valencia.
- Except for the cases mentioned in the previous points, Room2rent will not be responsible for any obligations that arise between the owner and the tenant (for example, the obligations to repair that arise from a crime or misdemeanor committed by the owner against the student tenant; or by the latter against the former).
- This contract binds both parties from the moment the student makes the payment of the deposit-signal, either directly, online or by bank transfer. In any case, for reasons of greater legal security, the student and the owner will sign three copies of the contract: one for the student, one for the owner and one for Room2rent.
- The payment of the monthly rent is exempt from VAT under article 20, section one, no. 23 of law 37/1992.
