ROOM RESERVATION

1.-Send RESERVATION FORM (blue "reserve" button on our website). Fill in all the data completely and confirm that you have read and accepted the legal conditions and reservation and contract information.
2.-PAYMENT OF RESERVATION DEPOSIT AND CHECK OUT FEES By bank transfer, provided by email upon receiving the reservation form, or in cash at our offices. In the case of transfer, FLAT&ROOM2RENT will send by email a RESERVATION CONFIRMATION document upon receiving the deposit and only at this moment the reservation will be completed. FLAT&ROOM2RENT recommends sending bank transfer proof to speed up this process.

RESERVATION DEPOSIT and CHECK OUT FEES

The RESERVATION DEPOSIT will be equivalent to ONE MONTH'S RENT PLUS EXPENSES, and the CHECK OUT FEES are TWENTY-FIVE EUROS (25€). The amount delivered as RESERVATION DEPOSIT will act as a SECURITY DEPOSIT for the contract, once it is signed, and WILL BE RETURNED after room inspection if it complies with:

• BE UP TO DATE WITH RENT AND CONSUMPTION PAYMENTS. FLAT&ROOM2RENT reserves the right to retain the amount it considers reasonable to make payments for pending expenses when invoices issued by the companies are not available.
• HAVE RETURNED THE SET OF KEYS.
• HAVE SUCCESSFULLY PASSED CHECK OUT INSPECTION

The amount of CHECK OUT FEES is an amount that will cover the preparation of the room once the contract ends in order to have it ready for future occupants. In case of renunciation of the room or failure to appear at check in, the deposit IS NOT REFUNDABLE under any circumstances, because FLAT&ROOM2RENT once the reservation is formalized stops advertising the room in question as available. On the contrary, the check out fees will be returned for obvious reasons. If the payment is by bank transfer, THE STUDENT HAS 72 HOURS to make it, after that time the room will be available again. To speed up this process FLAT&ROOM2RENT recommends sending bank proof once the transfer has been made FLAT&ROOM2RENT refuses to pay any type of bank commission being entirely borne by the student. If by mistake such commission or part of it had been charged to FLAT&ROOM2RENT, the student will be obliged to reimburse said expense before the delivery of keys.

CONTRACT

The room rental contract is for a season linked to the academic period or internship that you perform, so the student acknowledges that it will NOT be their usual residence. Except for exceptions to consult, the minimum contract end will be the end of June. The signature is made once the tenant arrives at the property and prior to the delivery of keys. Before making the reservation, it is recommended to read all the documentation on this website, as well as contact FLAT&ROOM2RENT so that they can send you a copy of the contract for review and thus clarify in advance any type of doubt or question that may arise. FLAT&ROOM2RENT does not charge for the preparation of contracts. They end naturally once the contracted period ends.

TENANT ARRIVAL.

The room entry schedule will be Monday to Friday 8:00h to 14:00h and 16:00h to 20:00h, or Saturdays from 8:00h to 14:00. If the room is being vacated by the previous tenant, the new tenant may enter the property but their room cannot be occupied until 14:00h so that there is time for its preparation by FLAT&ROOM2RENT Outside that schedule, FLAT&ROOM2RENT reserves the right to admit or not the arrival, which will always carry a surcharge, amount that must be delivered upon the student's arrival and prior to the delivery of keys. In the event that the arrival is not admitted, the student must stay on their own account until the "check in" schedule begins. After 7 days from arrival at the property, and having not reported any damage or deficiency, the student will be responsible for any of them that may appear or be revealed later.

MONTHLY RENT AND CONSUMPTION EXPENSES

Both the MONTHLY RENT and the CONSUMPTION EXPENSES are made in a single joint payment. THE FIRST MONTHLY PAYMENT upon signing the contract and subsequent ones within the last week of each month IN ADVANCE. The MONTHLY RENT is paid as a FULL month, regardless of the day of entry (with advance reservation) or departure. FLAT&ROOM2RENT does not rent by days or weeks. CONSUMPTION EXPENSES for services such as electricity, water, gas and internet are paid through a MONTHLY FEE IN ADVANCE and are regulated at the end of the contract with the actual company invoices as a WEIGHTED AND EQUITABLE AVERAGE among the EFFECTIVE TENANTS of the property, returning or charging the difference between what was advanced monthly and what was consumed. YOU PAY WHAT YOU CONSUME
CONSUMPTION EXPENSES are computed among all effective tenants, so if a room is occupied by a couple, they will pay more proportionally. Likewise, if a room is not occupied, it will not count, so that the rest of the tenants will take care of the distribution of consumption expenses. Unlike the rent, consumption expenses are calculated from the day of entry to the day of departure, although at least half a month will always be counted for the fixed part of each consumption invoice.

MAINTENANCE OR INCIDENTS IN APARTMENTS

Washing and ironing clothes, meals, cleaning, shopping, garbage, or any other type of task typical of a hostel, pension or hotel will be the exclusive responsibility and competence of the tenants In case of any breakdown of the facilities or appliances, tenants must contact FLAT&ROOM2RENT who, once they have verified that it has not been caused by misuse by the student (the repair being then borne by the student or all students jointly if the cause is not identified), will take care of fixing it as soon as possible. If for any reason a tenant has relationship problems with a roommate, they must notify FLAT&ROOM2RENT to mediate between both in search of a solution. If a tenant falls ill, FLAT&ROOM2RENT trusts in their solidarity in terms of their care regarding purchases of medicine, food and other needs. If the illness could be serious, there is an obligation to communicate it to FLAT&ROOM2RENT and if it is urgent, even call an ambulance (phone 112). By contract, FLAT&ROOM2RENT will have access to the property whenever it wants to visit common areas, supervise maintenance service or show free rooms to possible roommates. If there is any correspondence that arrives at the apartment with a recipient other than any tenant (owner, room2rent, previous tenant...), tenants must communicate it to FLAT&ROOM2RENT and proceed with its delivery.
